Dubai combines 0% tax on rental income (vs 30-45% in many European brackets), a net yield 2 to 3× higher, +5% annual population growth, and a secure freehold framework for foreign owners. No other market offers this combination.
Yes. 80% of our clients never visit Dubai before handover. Digital signature, international fund transfer, SPA contract registered remotely at the Dubai Land Department. We coordinate everything from our offices. A visit is of course possible and arranged for you if you wish.
Each residence has its own schedule, but the principle is the same: a reduced deposit on signing (10 to 20%), a balance spread across contractual instalments during construction, and the final payment at handover. No bank loan is required. The exact schedule is detailed on every project page.
The Golden Visa is a renewable 10-year UAE residence permit. It is granted to any property investor from AED 2 million invested (≈ €510,000). It covers your spouse and children, and opens access to UAE tax residency.
None. You pay the developer's listed price. The DLD registration fee (4%) and admin fees (~AED 5,000) are the only additional costs, disclosed transparently before signing. Our advice costs you nothing: we are paid by the developer — you pay the official price, with no markup or commission on your side.
We offer turnkey rental management through our partners: choose between long-term (annual lease, stable yield ≈ 7% net) or short-term Airbnb (yield ≈ 9-11% net, fully managed). Your net rent is paid directly to your local or UAE account.
Most of our projects are delivered 24 to 36 months after signing. Target handover dates are contractual and guaranteed by escrow (RERA escrow account): 100% of your payments are protected and locked until handover.
The risk is framed by RERA regulation: all funds paid are held in escrow and released to the developer in line with actual construction progress. In the event of delay or default, the investor recovers 100% of the funds. And we only select solid developers with a proven track record.
