2 · Level8's role
Level8 acts as a real-estate advisory and intermediation agency. We present a curated selection of developments located in the United Arab Emirates, built by leading developers, support French-speaking investors through selection, due diligence and contract signature, then run a post-acquisition service.
Level8 is not a financial-investment advisor in the sense of French monetary and financial law. Our services are real-estate intermediation. For any wealth-management or tax decision, consult an independent wealth advisor or tax lawyer.
3 · Important note on yields and projections
Rental yield figures (notably 7 — 9 % net) and capital-appreciation figures (notably +60 % between 2020 and 2025) cited on this site are:
- indicative estimates based on public data (Dubai Land Department, REIDIN, Knight Frank Wealth Report) and local comparables observed at the date of publication;
- in no case a guarantee of future returns, nor a contractual commitment of Level8 or the developers concerned;
- subject to variation depending on the project, the unit type, rental management quality, market evolution, AED-EUR exchange rate and macro-economic conditions;
- before deduction of: municipal fees (DLD, NOC, Trakheesi), service charges, rental management fees, resale fees, and tax applicable in the buyer's country of residence.

4 · Risks of out-of-eurozone real-estate investment
- Currency risk AED-EUR — although the UAE dirham is historically pegged to the US dollar, the EUR parity fluctuates.
- Delivery delay risk — although the developers we select show strong delivery track records, any off-plan project carries delivery uncertainty.
- Rental market risk — Dubai rental demand depends on regional economic conditions, visa policies and competitive supply.
- Regulatory risk — DLD, RERA, tax and visa rules may evolve.
- French tax risk — Emirati rental income must be declared to the French tax authority. The France-UAE convention prevents double taxation but does not exempt declaration.
5 · Acquisition terms
- Reservation — initial deposit (typically 10-20 % of price) on DLD escrow account.
- SPA (Sales and Purchase Agreement) — signed within 14-30 days, in Dubai or remotely by power of attorney.
- Payment plan — depending on the project (30/70, 40/60, 60/40, post-handover, etc.). Funds remain in DLD escrow until handover.
- DLD fee — 4 % of purchase price, paid at handover; Level8 agency fee: €0 on the developments we present (we are paid by the developer).
- Title issuance (Oqood then Title Deed) — at handover.
6 · KYC, AML and compliance
Level8 applies KYC / AML standards required by UAE regulation and EU directive 2015/849. Before any reservation, we collect: passport, address proof, source-of-funds attestation, and for companies a complete ownership chain.
These documents are stored encrypted, for the legal duration (5 years after the end of the contractual relationship), and disclosed only to competent authorities on legal request.
7 · Personal data (GDPR + UAE PDPL)
Level8 is the data controller under GDPR (EU 2016/679) and the UAE Personal Data Protection Law (2021). Data collected via the contact form (name, email, phone, message) is processed for:
- Responding to your request and sending information dossiers;
- Managing the commercial relationship in case of contract;
- Sending our monthly newsletter (explicit consent, one-click unsubscribe).
Retention: 3 years post-last-contact for prospects, contract duration + 5 years for clients (accounting and AML obligations). Recipients: Level8 team only (Paris + Dubai). No transfer or sale to third parties. Your rights: access, rectification, erasure, portability, objection, restriction. To exercise: privacy@withlevel8.com. You can also lodge a complaint with the CNIL (cnil.fr).
9 · Intellectual property
The Level8 brand, logo, visual identity, editorial copy and site source code are protected by copyright and trademark law. Unauthorised reproduction is prohibited.
The developers' trademarks, as well as project visuals and plans, are the property of their respective owners and used here in the course of our intermediation activity.
10 · Liability limitation
Information published on this site is informational. Level8 does its best to keep it current but does not guarantee accuracy, completeness or timeliness. Project characteristics (areas, views, finishes, delivery dates) are those communicated by the developer at the date of publication and may vary. Lifestyle visuals are not a contractual representation of the delivered property.
Level8 cannot be held responsible for direct or indirect losses or damages resulting from use of the site or inability to access it. For any investment decision, rely exclusively on the signed contractual documents (reservation, SPA, payment plan, NOC).
11 · Applicable law and jurisdiction
This site and the pre-contractual relationship it frames are subject to French law. Any dispute will be submitted to the competent courts of Paris, after attempted amicable resolution. The acquisition execution phase in Dubai is itself subject to UAE law and the jurisdiction of Dubai courts as per locally signed contracts.
