●Method

How we compute these figures

  • Every week we read all transactions published by the Dubai Land Department.
  • We keep home sales only: apartments, villas, townhouses and penthouses.
  • Mortgages, gifts, offices and land plots are excluded.
  • An area groups the sales of its community, under the name the register gives it.
  • Price per m² is a median. Below 20 sales, no price is published.
  • A change is published only with at least 50 sales in each of the two periods.

A median also moves with what sells: a quarter with many luxury handovers pulls it up without prices having changed. Read a price change next to the number of sales.

Frequently asked questions

From the Dubai Land Department, which registers every property sale in the emirate. We read its full public dataset every week and keep home sales only: apartments, villas, townhouses and penthouses.
An average gets pulled up by a few extreme sales, such as an AED 100 million penthouse. The median is the middle price: half the sales close above it, half below.
No. The Dubai Land Department register mixes sales, mortgages and gifts. A mortgage records a loan amount, not a price: we leave it out, along with gifts and developers' project registrations.

Weekly for the data, monthly for our reading of it. The current month stays out of the chart until it ends: an incomplete month would look like a drop.
