The price per m² in 19 Dubai areas, computed from sales actually registered with the Dubai Land Department — not listing prices. In dirhams and euros.

In Dubai, the median price per m² across tracked areas is AED 23,200/m² (≈ €5,600). It runs from about €2,800 in International City to over €14,200 in Bluewaters. Where most investors buy, expect €3,700 per m² in JVC, €5,600 in Dubai Marina and €7,400 in Downtown.
From priciest to most affordable. The range shows where half the sales sit: a price at the low end is a good deal for the area, a price at the top needs the view, floor or tower to justify it.

Source: transactions registered with the Dubai Land Department, recent sample per area — latest sales recorded in October 2026. Converted at today's rate: AED 1 = €0.243.
These figures come from sales registered with the Dubai Land Department, where every transaction must be recorded. They are therefore lower than listing prices, which include the seller's negotiation margin — often 5 to 10% above.
The DLD publishes in square feet (sq ft). To get the m² price, multiply by 10.76: a property at AED 1,500 per sq ft costs about AED 16,150 per m². Every price on this page is already converted.
The median is the middle price: half the sales closed above it, half below. Unlike an average, a single AED 50M villa doesn't skew it.
| Area | Median price per m² | What you pay for |
|---|---|---|
| JVC | AED 15,200/m² (≈ €3,700) | The lowest entry price among central areas, and tenants all year round |
| JLT | AED 20,700/m² (≈ €5,000) | Metro and offices on foot, next to the Marina for less |
| Dubai Marina | AED 23,200/m² (≈ €5,600) | The sea, the promenade, and short-term rentals that work all year |
| Dubai Hills Estate | AED 25,400/m² (≈ €6,200) | Families: villas, golf, schools and a central park |
| Business Bay | AED 23,900/m² (≈ €5,800) | The canal and Downtown views, with plenty of new stock |
| Downtown Dubai | AED 30,600/m² (≈ €7,400) | Burj Khalifa and Dubai Mall: the easiest address to resell |
| Palm Jumeirah | AED 38,200/m² (≈ €9,300) | A private beach on an island with almost no land left |
A sea or Burj Khalifa view often costs 10 to 20% more than the same layout facing the street.
In a tower, price climbs with the floor. Top floors and penthouses have their own market.
Emaar, Omniyat or Meraas resell higher than lesser-known developers: the brand reassures the next buyer.
Off-plan you pay in instalments at launch price. A finished unit rents out immediately.
Two neighbouring towers can have service charges that double from one to the other: they weigh on yield and resale price.
Within a ten-minute walk of a station, a flat rents faster and for more.

Paris sells at around €9,500 per m². In Dubai, the median across tracked areas is €5,600, and even Downtown, the city's most prestigious address, trades around €7,400.
At that price the building usually has a pool, a gym and a concierge, and the owner pays no property tax and no tax on rent. The full cost of a Dubai purchase, fees included, is in our Dubai real estate guide.
No one can promise it, and an advisor who does is selling you something. What we watch are two numbers: Dubai's population, now above 3.8 million and still growing, and how many homes developers will deliver in each area over the next two years.
Where many towers are delivered at once, rents and resale prices can stall. Where there is no land left — Palm Jumeirah, Downtown, the waterfront — supply can't keep up with demand. That is why we reason area by area, never « Dubai » as a whole.
